Below is the community notification for the redevelopment of the lots located at 27th and Broadway. Alliance Housing is seeking a conditional use permit and a variance for the block bound by Thomas, 27th, and West broadway. JACC has reviewed and supported the project concept last year and should consider supporting the the conditional use & variance too.

Dear Chair Monroe,

Alliance Housing Inc. is making application to the City of Minneapolis for the development of a multi-family housing project to be built at 2601 West Broadway.

The development, Gateway Lofts, is a 46 unit building that will provide a new, high quality housing option for people living and working in the community. The unit mix includes 6 two bedroom units designed as live-work units, each having its own front and rear entry. Floors 2 and 3 will have a mix of studio and one bedroom apartments. The first floor will have offices for property management, a community meeting room with access to the patio on the west end of the building, and accessibility to the common areas from an elevator connecting the parking garage to the first, second and third floors as well as a front entry (from West Broadway) and rear entry (from Upton Ave N.). There will be a total of 18 one bedroom units and 22 studio units. The building will include 42 underground parking stalls and will incorporate bike stalls in the parking plan.

The application to the City of Minneapolis will include a Conditional Use Permit for a multi-family dwelling of 5 units or more in the R-5 zoning district, variance for front and corner side yard set backs, variance for transformer and walkway/trellis and trash enclosure location, and variance for increasing fence height on retaining wall.
